Walk the house (or video walk). You tell us what feels wrong and what “done” looks like. We flag structure, plumbing, and permit realities early.
Written inclusions and exclusions. Allowance logic for finishes still being chosen. No foggy “allowance soup” that hides the real number.
Cabinets, tile, fixtures, and long-lead items lock before the critical path starts. The schedule follows real delivery dates.
Sequenced trades, protected living paths when you stay on site, and status when conditions change — especially when we open walls.
Punch list while the crew still has rhythm. Hardware, caulk, touch-up, and a clean turnover of remodeled rooms.
Living on site, lead times, and change orders — the logistics that decide whether a remodel feels manageable.
Sometimes it works. Baths remaining online, kids/pets, dust containment, and whether the kitchen is the only cooking zone decide more than optimism.
If occupation would be unsafe or miserable, we say so and help you plan temporary kitchens, bath access, or short relocation for peak demo weeks.
Protected pathways, zip walls, and daily cleanup are not “extras” when you stay — they are part of how the job is sequenced.
